A Beverly Hills property with a rock-and-roll pedigree has changed hands again, nearly four decades after KISS bassist Gene Simmons first bought it. The sprawling estate, which has undergone a major transformation since Simmons owned it, has now sold for $28 million, marking another chapter in a long-running luxury real estate story, states an online report by the Realtor. The property was initially acquired by Simmons in 1984 for about $1.35 million. Decades later, it returned to the market at a vastly different price point, eventually selling for $28 million in 2025 after an asking price of $48 million.
From rock star home to $28 million estate
According to Realtor, the seven-bedroom, 11-bathroom residence stretches across 16,390 square feet and combines a substantial footprint with a secluded Beverly Hills setting. The home features a wooden exterior surrounded by mature greenery, creating a contrast with the expansive interiors. Its latest sale came after a previous $16 million transaction in 2021 involving an entity managed by Max Nobel, according to property records. The final $28 million price represents a significant reduction from the property’s original $48 million asking price, but it still places the estate firmly among the area’s high-value homes, adds the online report from 2025.
A major rebuild changed the property
The estate is not quite the same house Simmons purchased in the 1980s. A roughly 3,000-square-foot rebuild added to its scale and helped turn the longtime property into a modern luxury residence. Inside, the home features seven bedrooms, 11 bathrooms, soaring ceilings and expansive living areas. The design incorporates natural materials and large windows, while the surrounding grounds provide privacy and extensive outdoor entertaining space. The property also includes a gallery, home theater, chef’s kitchen and multiple living and seating areas, adds the report. Outside, approximately 1,800 square feet of entertaining space includes fire features, lounge areas and a grill. A substantial pool anchors the grounds, surrounded by landscaping designed to withstand California’s dry climate.
Built for California living
As per Realtor report, the estate’s design puts considerable emphasis on both architecture and its setting. Glass, steel, oak and concrete feature prominently throughout the residence, while large windows frame views of the surrounding landscape. The property also incorporates a number of features intended for California’s climate, including solar power for the pool, radiant-heated flooring, fire-resistant construction elements and triple-panel windows designed to be both waterproof and durable.
