In 2020, Josh Brolin bought a gated estate outside Atlanta for $3.25 million. It has now sold for $4 million, ending a listing run that opened at $4.999 million, with the listing pulled, the price cut and two attempts to rent it out.The 7,700-square-foot Sandy Springs baronial-style home sits on a 1.48-acre property. The Georgia home has seven bedrooms and 7.5 bathrooms. Though the final price is $999,000 under the original asking price, it’s still $750,000 above what Brolin, 58, and his wife, Kathryn Boyd Brolin, 38, originally paid for the estate.

Three listings

The ‘Dune’ star’s house first went on the market on April 17 this year, according to a report by Realtor.com. Three days later, it disappeared. Later, the listing resurfaced on June 8 with a $249,000 reduction from the initial asking price, bringing the ask to $4.75 million. The current buyer still got another $750,000 off.The Brolins also considered renting. The home was offered at $35,000 a month, first on March 5, 2024, and again on February 11, 2026. But neither attempt appears to have ended the search for a buyer.

When the Brolin family bought the estate, they hired design studio Pierce and Ward to give the home a traditional look with a heavy, castle-like feel. This aesthetic starts at the door: the marvellous 10-foot ceilings, striped wallpaper, classic crown moulding and wide arched doorways. The open-concept floor plan is the highlight. On one side of the entrance, you can see a formal dining room. On the other is a deep purple sitting room with coffered ceilings. The hallway runs back to a family room with built-in shelving and a large fireplace, one of four in the house.The kitchen opens directly off that space, with exposed wood beams, lantern-style lighting, a breakfast nook and a walk-in pantry. The massive mansion also has a dedicated laundry room, office area, screened porch and a large garage close by.The primary suite is located on the ground floor, with cathedral ceilings and green wallpaper. Its bathroom has dual vanities and a soaking tub set before an arched window.Downstairs, the basement holds a home theatre, gym, den and a bedroom with its own bath. Three more bedrooms and two sitting areas fill the second floor. A two-level guesthouse adds the remaining bedrooms and a second kitchen. Outside, a lagoon-style pool anchors the landscaped backyard.

Brolin has been open about his feelings towards the neighbourhood. In a TikTok clip posted on May 2 by journalist DeWayne Hamby, the actor spoke on a panel at the Atlanta Film Festival about shooting ‘Weapons’ in the city. Working there kept him close to his two young children, he said, and he called that a ‘major plus’.“It’s an easy town. And what I love about Atlanta especially is it’s so diverse,” he said. Talking about the Sandy Springs home, he added, “We have a house in Sandy Springs, which I don’t particularly like. I just don’t. I’m just being honest. But downtown, like Inman Park and all that, I love.”He also shared what he really didn’t appreciate about the neighbourhood: “I like a little grit. You know what I mean? There’s not a lot of grit in Sandy Springs.”

Though the area may not have been his favourite, the baronial-style home is perfect for those who like the neighbourhood. While the area may not have been his favourite, the Brolins certainly made the home their own, tapping celebrated interior design studio Pierce and Ward to decorate it with a traditional, baronial aesthetic.This Georgia sale lines up with his bigger move west. In February 2024, the Brolins bought a farmhouse in Santa Barbara, California, for $7.1 million. The first rental listing for the Atlanta home followed on March 5 of that year, roughly a month later.All this points to a family whose centre of gravity had already shifted. The Atlanta house was bought when the couple needed a base near his film work. It was sold after the family had planted itself back in California.
